More and more clients are convinced of BIM’s efficacy in the design and delivery of architecture, and are putting increased pressure on design teams to implement BIM as deeply as possible -- all through the design and delivery process.
Virtual Design and Construction (VDC) is a suite of strategies and tactics that architects are using to realize the power of BIM through CDs and CA phases. For years, Gridley has been helping design team prepare for VDC workflows to achieve Integrated Project Delivery (IPD) methods all over the NYC region.
VDC IN DD AND CD PHASES
As VDC Consultants in the CDs Phase, Gridley works with the Design Teams long before CDs are issued, to ensure the best project turn-over terms possible.
Inside project models, our team offers LOD analysis of current Design Models, we perform quantity surveys for accurate cost estimating, and track project parameters to pre-stage models at hand-off.
Outside the models, our team works with project managers to customize a VDC specification to the project needs, and pre-training stakeholders on project-sharing platforms, like BIM 360, ProjectSight, or Primavera.
ARCHITECTS, WORKING WITH ARCHITECTS
Gridley is in such a trusted position with design teams because we have spent over a decade helping architecture and engineering firms flip to BIM workflows. The majority of our current VDC consulting are those design firms now returning to ask if I’ll help their General Contractors use these BIM models during construction.
Most architecture firms have made the switch to BIM workflows years ago. Now they are seeking ways to give those modeled efforts the continued benefit from this technological edge. This explains why more and more designers are prescribing VDC workflows in their specifications -- to require GCs to use the Design Team's models and incorporate BIM into their services.
Gridley has the experience doing these tasks to help any firm control the best outcomes for their projects leaving design stages and working through delivery.

Up until a few years ago, general contractors and owner’s representatives needed to dedicate substantial profit and overhead to Virtual Design and Construction (VDC) practices. VDC Teams were only gathered at the country’s largest contracting firms -- like StructureTone, AECOM, Turner, and LendLease -- where technical salaries could be recouped by finding large-project efficiencies (and change orders!).Today, many mid-level contractors can easily get in that game. As project experience becomes more distributed, and computer hardware becomes more powerful, the cost of planning projects with VDC techniques is reasonable and profitable. So much so, that many construction companies implement VDC practices without instruction from their clients.TRADE COORDINATION WITH TRADE MODELSGridley’s VDC consultants work with Owner’s Reps and general contractors to implement the most fruitful VDC practices on such projects. We have experience training subs (Trades) to take the design Team BIM model up to LOD 400, or even doing that modeling for the trades when time is an issue. Our team also helps general contractors manage their trades, by regularly clashing updated models, issuing clash reports, and driving the model to help run efficient coordination meetings in the job trailer. Such management also involve helping all parties access and advance project documents using cloud tools -- maturing submittals, BIM-assisted RFIs, to work plans, reports and budgets -- all on BIM 360, Primivera, etc.ROBOTIC TOTAL STATIONS & FABRICATION FILESGridley also helps trades get critical data out of the model and in front of technicians in several important ways. We can help trades gather critical workpoints from model data and download them to Robotic Total Stations (RTS). We also have several staff members certified by Trimble in the use of RTS to drop the points on site. Finally, we have years of experience exporting model data for shop drawings, or as fabrication files for direct-to-fabrication applications (like laser cutting, CNC routing, or water-jet printing).
